Overcliff Lodge, Mundesley, North Norfolk Holiday Let: Our Terms and Conditions are listed here. Please read carefully, it is a condition of your booking that you read and adhere to these conditions.
Weekly/Short Break Hire
All bookings start from 4.00 pm on the agreed start date and the property must be vacated by 10.00am on the departure day.
One third of the total hire charge is payable as a non- refundable deposit on booking. If the booking is being made within 2 months of the hire start date the full amount of the hire charge is payable.
You must pay the balance of your payment no later than 2 months before the hire start date or the accommodation may be re-let. The owner will email you a payment reminder 1 week ahead of the 2-month date.
If a cancellation is made within 2 months of the hire start date the balance will only be returned if the owners are able to re-let the property for the cancelled dates. Any refund will be to the amount secured for a re-let, minus a £50 administration fee. Travel Insurance is strongly recommended.
Should the owner of Overcliff Lodge have to cancel the hire for any reason (other than a Force Majeure – see below) every effort will be made to find suitable alternative accommodation up to the amount paid by the hirers. If this is not possible, alternative dates for the same length and cost of the original stay will be offered by the owner, subject to availability. If this is not possible due to availability or not accepted by the hirer then a refund will be made of all monies paid by the hirer to the owner of Overcliff Lodge for the accommodation. No further financial claims against the owners will be considered.
The owner of Overcliff Lodge cannot be held liable for a Force Majeure, including but not limited to fire, flood, bad weather conditions, natural disasters, threat or outbreak of war, terrorist acts, industrial disputes or civil strife that result in the cancellation or alteration of your booking. Also, The owner of Overcliff Lodge is not liable to refund payments in these circumstances and reserves the right to cancel or make necessary changes to your booking. The owner may choose to offer you alternative dates but is not legally required to do so. We will contact you as soon as possible with any information that will significantly affect your booking. We advise you to add a Force Majeure extension to your Travel Insurance if it is not already included.
£250. The Damage Deposit is due 7 days before the arrival date, via Bank Transfer or Credit/Debit Card.
The Owner will contact you at this time. The Damage Deposit will be refunded within 7 days of the departure date, via Bank Transfer or a Refund via Credit/Debit Card according to below:
Damage to the Property
The hirer undertakes to keep Overcliff Lodge and all the furniture, fittings and fixtures in the same state of repair and condition as at the start of the letting.
Normal wear and tear will not be charged. In the event of an outside contractor being required to repair damage (either during or after your stay) or a replacement item is needed to be purchased and fitted (either during or after your stay) the cost will be deducted from the Damage Deposit, the remaining balance returned, as above.
If the cost of repair or replacement is more than the Damage Deposit, you will be contacted and required to pay the additional amount via Bank Transfer or Credit/Debit Card.
Photographic evidence, to the best ability of the owner, of damage or breakage will be produced on request.
Please leave the property clean and tidy. If extra cleaning, over and above the norm, is deemed necessary for any reason, charges will be deducted from the Damage Deposit.
Please report any damage/ breakages immediately to the owner (other than the odd cup or similar; a ‘small item breakage log’ can be found in the kitchen.) This allows the owner time to repair or replace items needed during your stay or in time for the next guests, who may arrive later, on the day of your departure.
The hirer will be held liable should any damage result in another booking being cancelled and for all consequential losses to the owner.
Norfolk Holiday Let Occupation
The accommodation is booked strictly on the basis that it is used for holiday accommodation only. There is no right to remain on the property after the expiration of the rental period.
This agreement shall not confer on the hirer any security of tenure within the terms of the Housing Act 1988 pursuant to which the occupation shall be deemed to be by way of an excluded tenancy.
The hirer shall not do or allow to be done anything which may become a nuisance or annoyance to the occupiers of the neighbouring properties.
The hirer shall not allow any person or persons to sleep in or otherwise occupy the accommodation except as specified on the Booking Form.
The hirer shall permit the owner to enter the accommodation at any reasonable time of day for the purpose of carrying out repairs (E.G. blocked pipes, water leaks or fire alarm activation.)
The owner takes safety very seriously and does everything to ensure the house is safe; however, your stay at Overcliff Lodge is entirely at your own risk.
It is the Hirer’s responsibility to make sure all cleaning products, sharp knives/objects or similar are kept out of the way of children, vulnerable adults and pets.
The owners can take no responsibility whatsoever for any accident, injury or loss, howsoever caused during your stay.
Smoking is not allowed anywhere inside the building. It is restricted to the gardens where ashtrays are provided. Dispose of cigarette butts safely.
Refer to the owner immediately if you should encounter any problems during your stay or if you are dissatisfied with the service you receive.
The owner will take all reasonable steps to correct any problems arising. The owner will not consider claims for problems notified to them after the stay has ended.
Dog-Friendly Norfolk Holiday Accommodation Conditions
If the owner has pre-agreed with you to welcome your dog(s) then the following applies:
- Dogs must remain downstairs at all times.
- They are not allowed on furniture.
- They are not allowed in bedrooms; including the studio area of The Garden Room (a dog gate is provided.)
- Your dog(s) need to sleep in the Hall of The Main House with the Living and Dining Room doors closed or The Conservatory of The Garden Room.
- You must ensure that your dog(s) are properly controlled and supervised at all times.
- Your dog(s) must not be left unattended in either The Main House or The Garden Room.
- Clear up after your dog(s) straight away. There is a dog litter bin across the road from Overcliff Lodge, near the bench. No dog bags to be placed in the bins on the property.
- You are advised to bring a dog basket, freshly washed pet blankets and towels/cloths for wiping/drying down your dog(s) when needed.
- Please hoover up after your dog where necessary.
- There is a £15 charge per dog. If there has been no pre-agreement to bring your dog(s) then dogs or any other pets are not allowed.
The use of the property includes gas, electricity, water, bed linen, bathroom towels, cleaning products, bathroom toiletries, and wi-fi. (Beach towels are not provided. Bathroom towels are to remain in the property at all times.)
NB: A replacement charge, per item will be deducted from the Damage Deposit for towels, bath mats, face cloths and bed linen which remain marked/damaged after the owner of Overcliff Lodge has gone to all reasonable lengths to wash and launder them.
Overcliff Lodge is hired out on a self-catering basis. The property will be clean with beds made and towels supplied for your arrival. No cleaning, bed making or similar services will be provided during your stay. No extra linen or towels will be provided during your stay other than in emergency circumstances. The property and contents must be left as found at the end of the hire period.
The hirer is responsible for the security of the house and its contents for the duration of the hire period.
Norfolk Holiday Let Description/Pictorial Variation
The owner takes all care to ensure accuracy across marketing material, including the website. However, on occasion changes may be needed and the owner reserves the right to make changes without notice.
This agreement (and any disputes or proceedings of whatsoever nature arising) shall be governed by and shall be construed in accordance with the laws of England. The hirer hereby consents to the exclusive jurisdiction of the English courts in all disputes.
